BUYING A CABIN IN RED RIVER NEW MEXICO

Buying a Red River NM vacation cabin can be a wonderful and complex adventure!

Many families began building cabins around Red River in the late 1930’s and 1940’s, although the majority were constructed around Red River from the 1960’s to today.

Most cabins are rather small with an average of two bedrooms, one bathroom, 1000 square feet and have very little storage.  Many families, over time, have restored the original cabins and added more living and storage space. 

Cabins are the most desired real estate in Red River and a small log cabin on the river can cost up to $350.00 per square foot.  Log cabins are valued up to 20% more than their wood or bark sided counterparts. 

If you are planning on enjoying your Red River cabin through the winter make sure it is accessible, heated and has a permitted well and septic system. 

Because many cabin’s were built to use only in the summer they do not have a heat source or proper insulation.  When these cabin’s are closed for the winter they must be winterized to prevent the pipes from freezing.  Many owners have remodeled their cabins to include modern heating systems, insulation and energy efficient windows and doors but…check to make sure.

Another consideration when buying a Red River cabin is winter access.  The snow fall around Red River can vary by several feet from neighborhood to neighborhood and many roads are private. These roads must be plowed throughout the winter by owners or one of the many snow plowing companies to gain access to the most remote cabins.   Some cabins around Red River can be quite difficult, if not impossible to reach in the winter without a snowmobile.

One of the questions I get asked the most is… ”Where do Red River children go to school? 

If you look at the data provided by M.L.S. or other relocation/real estate websites they usually not give a true picture of the many choices in schools Red River offers.  Red River is in the Questa school district but Red River also has several other great options to offer children. 

Elementary and Middle Schools:

Red River Valley Charter School is right in the middle of town on High Street and it serves kindergarten through 8th grade.  They offer a small student/teacher ratio and a convienant location for Red River residents and their children. Their school week is Tuesday through Friday. 575-754-6117

Eagle Nest Elementary and Middle School is a public school in the Cimmaron School district and is approximately 18 miles from Red River. Many Red River children attend school in Eagle Nest.  It is a much larger school than the Red River Valley Charter school and offers a great education, small teacher/student ratio, high state test scores, two gyms, band, lunch room with hot meals and extra-curricular activities.  Their school week is Monday through Thursday. 575-377-6991

High Schools:

Moreno Valley High School is a charter high school in Angel Fire and is part of the Cimarron school district.  It is about a 35 minute drive from Red River.  Several Red River teens go to M.V.H.S. so it is usually not a problem to join a car pool with other parents or students.  The high school is ranked as on of the best public high schools in the United States by The Washington Post’s challenge index.  They have a very large percentage of students attend and graduate from 4 year universities.  They offer a very indivisualized education due to their small student/teacher ratio, AP classes, Paideia learning philosophy and a highly educated staff.  Their school week is Monday through Thursday.  #575-377-3100

Cimmaron High School is a public school located in Cimmaron.  Most students drive or carpool to Eagle Nest where they meet a bus that takes them to school.
